What "PITI" means

  • Principal — paying down what you borrowed.
  • Interest — the cost of borrowing.
  • Taxes — annual property tax, billed monthly into escrow.
  • Insurance — homeowners (and sometimes flood) insurance.

PMI (private mortgage insurance) is typically required when your down payment is under 20%. US lenders generally drop PMI once you reach 22% equity on a conventional loan.
